The longer a Seller's home is on the market, the less attractive the home becomes to Buyers. The best home selling tricks are to price it right, prepare it for sale, hire the best Realtors in NC and attract that excited home buyer who will offer top dollar in record time.
OUR GOALS, AS YOUR LISTING AGENTS, INCLUDE:
Finding a Buyer for your home, and finding them quickly, requires an effective home marketing plan. An effective marketing plan requires more than simply putting a sign in the yard and placing your property on the Multiple Listing Service, as do many of our competitors.
We live in a high-tech, internet-driven world. Buyers for homes are not finding their homes through newspaper, magazine or television shows...they are finding them through the internet. This is why we take such a high-tech approach to the marketing of your home. Our marketing includes:

Selling Your Home Within a Specific Time Frame
When you make the determination that the time is right to place your property on the sales market, the first thing you must consider is your motivation for selling. What is the reason that you want to sell your home? Whatever the motivation, it will have a direct influence on the entire home-selling process. It will be our direct goal to meet, if not exceed, those expectations.
How much is your home worth? Pricing real estate is part art and part science. It's a combination of marrying analytical statistics to emotional appeal and market movement. You do not want to overprice your home or try to 'test the market.'
We will prepare for you a Comparative Market Analysis (CMA). This will show the current market activity for properties similar to yours and in the same geographical area. This gives us a good starting point (identifying a range of pricing in which your home will likely sell), based on other sales as well as the current availability and demand for homes like yours. Other areas that help us identify a range of pricing include: the condition of the home; the timing in which you need to sell your home; as well as the condition of the neighborhood.
Finding Ways to Fix Up Your Home so it Will Sell for More
Knowing how to professionally spruce up your home is part of the battle. The other half is figuring out if you have too much furniture, the wrong type or a bad arrangement, and whether it's worth making repairs or staging your home to transform your house into an irresistible and desirable showcase for potential buyers.
Staging your home is a very important part of the sales process, but it is not as difficult as you may have been led to believe. Curb appeal is very important to a home buyer, and you must not make the first impression of your home a negative one. Make sure the landscaping is neat and trimmed and put a fresh coat of paint (or stain) on the front door.
You should heed the advice of: Clean it up, remove all the clutter from the closets, take down some of the personal items from the shelves, and remove some of the photos from the walls. Do your best to let the Buyer feel as if they could live in the home. Sometimes Buyers have difficulty overlooking lots of the Sellers' personal items, and they cannot envision themselves living in the home.
We are sensitive to the fact that not everyone is in a financial position to make repairs; however, keep in mind that it will certainly help in not only selling your home faster, but it will also affect the amount of the offer you receive.
Helping You with Paperwork and Preparing You for the Closing
We will be assisting you with the paperwork from the time of the first offer is received on your home. We will review the contract submitted, and offer our recommendations to you based upon that offer. There are several forms that need to be filled out, and several documents that need to be submitted throughout the entire process. We will be with you every step of the way.
Providing Timely and Responsive Communication
A regular complaint we hear from Sellers is, "We never heard from our Realtor. He never gave us any feedback on any of the showings. The only time he called was right before the listing was about to expire." Whether your home is showing or not, you WILL hear from us on a regular basis. We will communicate to you on feedback received after showings. We will also communicate with you if your home is not showing; because we, in working as a part of your team, need to determine what changes need to be implemented to get your home back on the fast track to being sold!
We pledge to devote our time, resources, high energy, and tremendous marketing program to sell your home at the highest possible price the market will bear. We will do our part to make sure your home is showcased beautifully and can quickly be found by anyone locally, nationally, or from anywhere in the world.
